What Is Fire Watch — and When Is It Required?

Not every facility manager knows they need fire watch until it's too late. Here's what the California Fire Code actually requires.

A Required Safety Measure, Not an Option

Fire watch is the deployment of trained security officers to continuously patrol a building when its fire detection or suppression system is offline, impaired, or undergoing maintenance or repair.

Rather than leaving a property unprotected during a critical window, a fire watch officer serves as the human early-warning system — monitoring for smoke, heat, and fire hazards in real time.

All of our fire watch officers are trained under CA Bureau of Security and Investigative Services (BSIS) standards and are experienced in fire hazard recognition, documentation protocols, and emergency coordination with fire departments.

Continuous Patrol Rounds

Officers conduct systematic patrols of all areas of the building — checking for smoke, heat, odors, and any fire hazards on a defined schedule.

Documented Patrol Logs

Every round is written up with the time, areas covered, conditions observed, and officer ID — creating a complete record for AHJ compliance and insurance.

Immediate Hazard Reporting

Any sign of smoke, fire, or unusual heat is reported immediately. Officers are trained to initiate evacuation procedures and contact 911 without delay.

Fire Department Coordination

Our officers work directly with the local fire department and AHJ (Authority Having Jurisdiction) — providing real-time updates and facilitating access if needed.

Four Situations That Require Fire Watch

California Fire Code Section 901.7 covers these common scenarios. If any apply to you, call us — time is a factor.

Sprinkler System Maintenance or Repair

Whenever your fire sprinkler system is shut down for inspection, flushing, valve work, or repairs, your building is in an impaired condition. Fire watch is required under CA Fire Code during this window.

Required by law over 4 hours

Hot Work Operations

Any work producing open flame, sparks, or heat — welding, cutting, brazing, grinding — requires a fire watch during the operation and for at least one hour after work stops. This applies in any building type.
